We Measure, Map & Connect….

At Yellow Sheet Analytics (YSA) and Yellow Sheet Construction Data (YSCD) and through our new information product Perspective, we describe what we do as “We measure, map and connect the ResDev industry on Vancouver Island“.

We “measure” the volume and types of new housing working its way through the residential development process. The following Development Stages serve as the progress markers along the way…

  • Site Planning – those projects that are being worked on but have yet to submit a development application to a municipality
  • Development Applications – those projects where a development application (rezoning or development permit) has been submitted to a municipality but has not yet been approved
  • Pre-Construction – those projects that have received development approvals but have yet to begin construction
  • Under Construction – those projects that have started construction
  • Construction Complete – projects that have substantially completed construction

We also “measure” all the new residential building permits being issued by municipality and type. This provides a great view of the trend in construction activity across the Island and in all jurisdictions.

All companies involved in the creation of new housing can compare their individual revenues to the building permit values in total, or against any individual subset (by jurisdiction and/or type) of the data to measure their market share performance and then track over time.

This allows for the establishment of performance goals and the ability check monthly on how its going. What gets measured gets managed. And what gets managed gets better.

We also “map” the ResDev industry with all projects located on a thematic, interactive map. As Jimmy Buffet said, “Without geography, you’re nowhere”.

That is especially true for the  real estate and residential development industry. Some want to develop where the action is and some want to identify the next big development area. But everyone needs to know what’s happening everywhere – both now and in the future.

Our thematic, interactive map shows each project dot coloured by Product Type or Development Stage, with the size of the dot indicating the number of new units in that project. Now it’s easy to view development activity all over the Island (zoom out) or street by street (zoom in).

And clicking on an individual project on the map will take subscribers of YSCD’s detailed data into the YSCD application to illustrate all those connected to that project and the additional detailed information for that project. That’s the “connect” part of what we do. You’ve always used YSCD for finding those working on projects and now with projects mapped – you have a geographic rolodex for Vancouver Island residential development industry.

Perspective by Yellow Sheet

Data as a Tool – Persuasion

In residential land development there are lots of instances where a project proponent will need to convince someone of something. Whether it’s during land acquisition, project financing, finding partners, getting approvals, or selling units.

The need to persuade someone of the benefits of your vision is critical to the success of any project.

It tuns out that using data to illustrate your position might just be the best way – as long as your data is a visual…..

 

 

In a recent presentation I gave on how builders and developers can use Data as a Tool, one of the tools I discussed was using data for Persuasion and relied on this article by Stephen J. Meyer in Forbes.

So the next time you need to make a point, and convince someone that your point is correct, don’t argue, just get a graph.

 

Decisions, Decisions, Decisions…..

All development projects and the resulting buildings – both residential and commercial- are a result of many decisions. In fact, land development is really just a long series of decisions. Some of them actually controlled by the proponent.

Which site to acquire, how much to pay? Are competitive areas better, or should they be avoided? What are opportunities, and what are risks? Approvals strategy? What product type, unit mix, and unit sizes? Which architect, general contractor, and sales team? When?
